Our Process

The process for performing roof inspections at Eye 4 Inspection Services begins with a pre-inspection consultation, where our certified inspectors engage with the homeowner or property representative to discuss specific concerns and previous issues that need attention. Following this, a visual inspection is conducted from the ground, ladder, or advanced technology such as using a drone to identify any obvious signs of damage such as missing shingles or sagging areas. Our inspectors then perform a detailed roof examination, which includes analyzing the condition of the roofing materials, checking the integrity of the flashing around chimneys and vents, evaluating the effectiveness of gutters and downspouts, and assessing the structural components like trusses and rafters.

We also inspect ventilation and insulation systems in the attic to ensure optimal performance. Moisture and leak detection is a crucial part of the process; inspectors look for water intrusion signs, utilizing tools like moisture meters and infrared cameras to uncover hidden leaks. Throughout the inspection, detailed notes and photographs are taken, which are vital for compiling a comprehensive report. After the inspection, we create an interactive digital report that includes, images, descriptions of findings, and actionable recommendations, which we share with the homeowner, potential buyer, or their agent. Finally, we provide professional advice on any necessary repairs or maintenance needs identified during the inspection, empowering homeowners and potential buyers to prioritize actions to maintain their roof's integrity and prolong its lifespan.

What We Inspect

When inspecting a roof, Eye 4 Inspection Services thoroughly evaluates several key components to ensure the overall integrity and functionality of the roofing system. Here's what inspection entails:

1. Roof Covering: We assess the material of the roof (e.g., shingles, tiles, metal) for signs of wear, damage, or missing components. This includes checking for curling, cracking, or blistering, which can indicate aging or weather-related deterioration. Identifying issues early can prevent leaks and future structural damage.

2. Flashing: Flashing is critical in directing water away from seams, joints, and penetrations in the roof. Our inspectors check the condition of flashing around chimneys, vents, and skylights to ensure there are no gaps or signs of rust, which could lead to water intrusion.

3. Gutters and Downspouts: We evaluate the gutters and downspouts for proper installation, blockages, and drainage efficiency. Clogged or damaged gutters can cause water to overflow and pool on the roof or near the foundation, leading to serious issues such as mold growth or foundation problems.

5. Ventilation and Insulation: Adequate ventilation prevents moisture buildup and overheating in the attic space, which can compromise the roof's lifespan. We inspect ventilation systems, ensuring they are unobstructed and functioning correctly. Insulation is also assessed for effectiveness, as poor insulation can lead to increased energy costs and ice dam formation in colder climates.

6. Signs of Leaks: Our inspectors look for evidence of past or present leaks, such as water stains on ceilings or walls, mold growth, or soft spots in the decking. Identifying leaks early can prevent extensive damage and costly repairs.

By performing a comprehensive roof inspection that covers these critical areas, Eye 4 Inspection Services provides homeowners and potential buyers with valuable insights into the roof's condition, helping to ensure safety and peace of mind.
